Redfin just dropped a stat that shook the luxury real estate world:
Only 7 major U.S. metro areas still have a median luxury home price under $1 million.
Five years ago? That number was 30.
So what happened?
In this episode of ALL IN Miami, I unpack:
📉 How affordability in the luxury market vanished (almost overnight)
🏙️ Which cities still make the cut—and why Miami isn’t on the list
💰 What this means for buyers with high standards but realistic budgets
🧠 How this data shift affects real estate decisions in 2025 and beyond
Whether you’re a buyer chasing value, an agent trying to stay sharp, or just obsessed with how fast this market’s changing—this one’s for you.
If you ever want to buy or sell a property anywhere in the world, our team would be honored to help get you to your next destination.

Everyone talks about the market, the price, the staging, and the marketing plan. But no one prepares you for this.
In this episode of ALL IN Miami, I go beyond the numbers and square footage to talk about what really makes selling a home so difficult—and why it has nothing to do with real estate.
We’re talking about:
💔 The weight of memories that live in those walls
🛋️ The heartbreak of letting go of the little things—your kid’s growth chart on the closet door, the kitchen where your parents taught you to cook
🧠 The quiet grief that comes with saying goodbye to a chapter of your life—even if you're excited about the next one
Whether you’re thinking about selling, in the middle of the process, or just holding onto a place that feels impossible to leave—this one’s for you.
This is the emotional side of real estate no one talks about, but everyone feels.
If you ever want to buy or sell a property anywhere in the world, our team would be honored to help get you to your next destination.
Until next time, stay curious, stay hungry, and as always…stay ALL IN!

Once known for foam parties and questionable fashion choices, Fort Lauderdale has traded in its Spring Break badge for something way glossier: wealth, waterfronts, and world-class real estate.
In this episode of ALL IN Miami, I’m breaking down how Fort Lauderdale made one of the boldest pivots in Florida history—from party town to financial playground.
We dive into:
🏙️ The luxury real estate boom attracting UHNWIs and family offices
💸 Why hedge funds, wealth managers, and finance execs are suddenly calling it home
🛥️ How the marina scene, branded residences, and global investors are redefining the skyline
🍷 What this means for locals, buyers, and anyone who’s slept on Lauderdale too long
It’s not a glow-up. It’s a full-blown reinvention.
If you ever want to buy or sell a property anywhere in the world, our team would be honored to help get you to your next destination.

Let’s take a look at what’s making Miami move:

⚽ FIFA Club World Cup 2025

Soccer history is being made in Miami.

From June 14 to July 13, the world’s top club teams are touching down across the U.S. for the newly expanded FIFA Club World Cup. And Hard Rock Stadium is one of the main stages.

This month-long tournament features 32 teams, including Real Madrid, Bayern Munich, Boca Juniors, and Inter Miami CF, all competing for the global crown.

Miami will host eight matches, providing fans with a rare opportunity to see international legends and local stars share the spotlight.

This is the biggest Club World Cup ever, and Miami is right in the middle of the action.

From “Complicated” to “Sk8er Boi,” this setlist is stacked with two decades of anthems.

She’s joined by fellow 2000s icons Simple Plan, making this a full-circle concert moment for anyone who ever downloaded music on LimeWire.

Fresh off a string of sold-out shows across Europe and North America, Avril’s back in Florida for one night only.

On Saturday, June 28, head to Homestead for Mango Mania, a long-running event hosted by the Tropical Fruit & Vegetable Society of the Redland.

Tropical fruit expert Dr. Jonathan Crane leads the morning with a deep dive into mango varieties, growing tips, and flavor profiles, just ahead of his retirement.

The session wraps with a tasting of locally grown mangos and a take-home bag loaded with your favorites.

Bonus: Your name tag gets you free admission to the Fruit & Spice Park for the rest of the day.

No matter what kind of weekend you're after, stadium lights, loud guitars, or sweet mango vibes, the calendar's stacked and the city's ready.

Just bring the sunscreen and don’t show up late.

Braman Motors is proposing a massive expansion near Wynwood that would reshape its longtime campus into something much taller and much more residential.

The plan includes two 60-story residential towers and an 11-story automotive building, covering 21 parcels the company owns near Edgewater.

They also picked up three nearby properties for $13 million back in 2022.

 So what’s in the works?

The first phase focuses on a state-of-the-art service center with:
A 243,000 sq ft service bay with nearly 1,900 parking spaces
A 44,200 sq ft paint shop and body shop
A 14,300 sq ft warehouse
An 8,500 sq ft customer lounge

Then come the towers, comprising over 1,100 residential units in total, although it remains unclear whether they’ll be apartments, condos, or a mix of both.

The design teams? Heavy hitters, Arquitectonica and Wolfberg Alvarez.

What’s the angle? The project isn’t just about going big. A letter of intent states that Braman aims to create a more walkable and pedestrian-friendly campus. New bike paths and walking areas are part of the vision, along with a sleek architectural look that ties it all together.

What’s next? The city’s Urban Development Review Board gave the plan conditional approval back in April. A final vote on the project is scheduled to take place sometime in July.

Why does it matter? A project this size could dramatically reshape the Edgewater-Wynwood gateway. It also reflects a broader trend: longtime commercial players trying to capitalize on Miami’s vertical growth.

Whether this becomes a new landmark or stirs up local pushback will depend on what happens next at City Hall.

We’ll be watching.

So, you’re thinking about Edgewater.

You’ve seen the views. You’ve heard the buzz.

Maybe you’ve even scrolled past a few drone shots on Instagram and thought, “Yeah, I could live there.”

But before you get swept up in the skyline, let’s talk about what it’s really like.

In my latest YouTube video, I break down the truth about living in Edgewater, the good, the bad, and the very expensive.

I’ve been exploring this area for years and have watched it evolve from an overlooked to an ultra-luxury destination.

For some, Edgewater is a perfect fit. For others, it’s a hard pass.

 Real estate reality checks:
$285K gets you an updated 1-bed penthouse in an older 70s building.
The high end? $10 million for an 8,000 sq ft stunner with HOA fees topping $10K a month.
The middle? Around $700K for a solid 2-bed condo with monthly fees near $1,450.

What’d it score? Edgewater scored well in terms of lifestyle, amenities, and green space. But privacy, architectural variety, and safety brought the total down to 65.5 out of 100.

Still a solid score, but not topping the charts like Pinecrest or Coral Gables.

What’s next for Edgewater? Expect more towers, more restaurants, and more money moving in. Over time, it’ll feel safer and more polished.

But the things people love most (views, location, and energy) are already here.

If Edgewater’s on your shortlist, this video is a must-watch. It’s packed with real insights, personal stories, and a full breakdown of what it actually costs to live here.

If you’re into waterfront charm, local flavor, and low-key island energy, this spot might just surprise you.

Whether you’re staying nearby, exploring North Beach, or just need an off-the-beaten-path reset, here’s how to spend a perfect day on Normandy Isle.

 🍳 Breakfast & Arepas at 7tyone

Start your morning at 7tyone Restaurant & Coffee Bar, where the sidewalk hums with Latin pop and the coffee hits just right.

Plus, the arepas and empanadas are next-level. Grab a cortado, sit outside, and soak in the vibe.

 🚶‍♂️ Stroll to Normandy Fountain

After breakfast, take a walk toward the Normandy Fountain, the social heart of the island. You’ll pass pastel buildings, curved streets, and a few longtime locals on their morning routines.

🍽️ Lunch from the Parrilla at MUCHAAACHOS

Time to get serious. Head over to MUCHAAACHOS, Normandy’s resident Argentine parrilla, where lunch is equal parts fire and flavor. The Parrillada 90 is a must. Comfort food at its finest. Add a glass of wine and take your time.

 🧁 Midday Sweets at Gelato-go

Ready for dessert? You’re just a short walk from Gelato-go Bakery, where the tiramisu is legit and the biscotti pairs perfectly with a second espresso. If you need a break from the heat, this is your spot: slow melt, slow mood.

🧘‍♀️ Afternoon Chill at Normandy Isle Park & Pool

Before the evening sets in, spend some downtime at Normandy Isle Park & Pool. Whether you’re stretching out on a bench, watching kids take over the playground, or sneaking in a swim, this city-run spot brings a real neighborhood feel.

🍝 Dinner at La Divina Comedia

For dinner, walk over to La Divina Comedia Gastro Bar, a cozy trattoria right on Normandy Drive. Get the Ruota di Parmigiano if you want a little tableside drama (yes, pasta tossed in a giant cheese wheel), or go coastal with the seafood-heavy Frutti di Mare.

🍨 One Last Treat at US Love Ice Cream

Before calling it a night, cap off the day at US Love Ice Cream. Grab a scoop (or two), or go all in with their over-the-top brownie sundae. You’ve earned it.

Normandy Isle may not have velvet ropes or a loud reputation, but that’s exactly the point.

Spend a day here, and you’ll feel like you found one of Miami Beach’s best-kept secrets, no bridge required.

For even more information about Normandy Isle, check out our ALL IN MIAMI list of the top 5 things to do in Normandy Isle and all the homes currently for sale there.

Before Miami was a playground for the rich and famous, it was the birthplace of something just as iconic, and a little greasier.

Welcome to 3090 NW 36th Street, home of the very first Burger King.

It opened its doors on December 4th, 1954, originally called Insta-Burger King, and was inspired by a cooking device called the “Insta-Broiler.”

A few years later, two Miami-based franchisees, James McLamore and David R. Edgerton, bought the brand, gave it a makeover, and renamed it Burger King.

Then in 1957, they dropped the mic and the Whopper, which quickly became the brand’s signature sandwich.

Miami wasn’t just the launchpad. It was the blueprint.

That means every time you unwrap a Whopper anywhere in the world, from Tokyo to Toronto, you’re holding a little piece of Miami food history.

From sizzling arepas to sunset strolls, this issue has been all about discovering Normandy Isle in its truest form: local, laid-back, and full of flavor.

If a pasta wheel dinner made your night or a hidden gelato spot hit just right, I want to hear about it.

Got a favorite bakery? A street you think deserves more love?

Hit reply, I read every message, and your recs often shape what we highlight next.

Until then, stay curious, stay hungry, and as always…

Stay all in.

Warmly,

What do you get when billionaires, breakups, and bold new beginnings all collide in the world of luxury real estate?
You get this episode.
We’re peeling back the velvet curtain on the biggest, most fascinating celebrity home sales of 2024. From Beyoncé and Jay-Z's $200M Malibu fortress to Tom Brady's surprisingly humble $17M plot on Billionaire Bunker (yup, he’s just like us—kind of), these weren’t just transactions. They were transitions.
You’ll hear the quiet details. The emotional turning points. The stories most people never hear.Like why Gwyneth Paltrow’s Brentwood retreat smelled like eucalyptus and closure.Or how Ellen and Portia built a literal koi pond escape before peacing out to England.Or why Bethenny Frankel's 1743 colonial farm might be her most honest move yet.
These homes held more than furniture—they held reinvention, heartbreak, strategy, and new chapters.
And if you’re thinking of starting your own new chapter—anywhere in the world—our team at the ALL IN Miami Group would be honored to help you get there.

Think Miami’s just feeling like it’s growing fast?
It’s not a feeling. It’s a $40.2 billion reality — in just one year.
In this episode, we unpack the just-released 2025 property value estimates from the Miami-Dade Property Appraiser’s Office — a fresh, unfiltered look at how Miami-Dade is growing in scale, value, and skyline.

City of Miami alone added over $9B in value (with 40% from just new buildings)
North Bay Village saw the fastest growth in the county — without even building much
Brickell’s core? Over two-thirds of its value jump came from brand-new towers
Whether you’re a homeowner, investor, developer, or just love watching this city evolve, this episode will change how you look at every crane, every permit, every dollar of value rising around you.
