It’s one of sports’ most disturbing trends — and it’s getting worse.
From women’s basketball stars like Caitlin Clark and Kiki Rice to NFL legends like Aaron Donald, no athlete is immune. This episode dives deep into The Athletic’s investigation into stalking in sports — a problem fueled by social media, heightened visibility, and a troubling lack of oversight.
We break down shocking real-life cases, from obsessed strangers showing up uninvited to athletes’ homes and practices, to explicit threats that force players to change their appearance, travel routes, and even the way they interact with fans. You’ll hear how leagues, universities, and the athletes themselves are fighting back — and why the battle is far from over.
If you think this is just about celebrity culture, think again. The human cost is real, and the impact on performance, mental health, and safety is enormous. This is an episode every sports fan — and frankly, anyone who values personal safety — needs to hear.

Miami’s single-family home market just gave us a fresh 90-day reality check — and it’s not the same story in every neighborhood.
Some areas are still commanding jaw-dropping prices per square foot, while others are seeing sales slow, inventory pile up, and sellers making adjustments. I’ll break down the biggest standouts: where average prices are up, where they’ve taken a hit, and the neighborhoods that might just be the quiet opportunities no one’s talking about.
We’ll dig into Pinecrest’s price trends, Coral Gables’ inventory shifts, Palmetto Bay’s sales numbers, and more — all using the latest Miami Association of Realtors data. Whether you’re buying, selling, or just watching from the sidelines, this snapshot could tell you a lot about where the market’s headed for the rest of 2025.
If you ever want to buy or sell a property anywhere in the world, our team would be honored to help get you to your next destination.

Foreign buyers are making moves again — and not just a little. From April 2024 to March 2025, international clients snapped up $56 billion worth of U.S. homes — that’s a 33% jump from last year. Even more interesting? This is the first time foreign buyer activity has increased since 2017.
In this episode, I break down:
Who’s buying: China takes the top spot at 15% of all foreign buyers ($13.7B), followed by Canada, Mexico, India, and the U.K.
Where they’re buying: Florida is still the undisputed champ, pulling in 21% of all foreign buyers, with California, Texas, New York, and Arizona rounding out the top five.
How they’re paying: Nearly half of all foreign buyers paid cash, but if they were buying from abroad, that jumped to 56%.
Why they’re buying: 47% are using these properties as vacation homes, rentals, or both — much higher than the 16% we see in the broader U.S. market.
The price point: The median foreign buyer home price was $494,400, well above the national median of $408,500 — and a big reason is their focus on urban and resort areas.
We’ll talk about what these numbers mean for local markets (especially here in Miami), what’s driving the comeback, and how smart agents and sellers can capitalize on this surge of international demand.

This isn’t a Hollywood script—it’s Miami real life.
In today’s episode, we dive into the jaw-dropping story of Marcos Thomas Perez, the former Miami Heat employee accused of stealing more than 400 pieces of priceless NBA memorabilia.

From jerseys worn by legends like LeBron James to autographed gear meant for a team museum, Perez reportedly treated the Heat’s secured equipment room like a personal treasure chest.

Over $2 million in stolen goods. Hundreds of rare jerseys. One epic fall from grace.

We break down the timeline, the FBI sting, how items were moved across state lines, and why one LeBron jersey sold for way less than it should’ve.

If you love sports, collectibles, Miami drama, or just true-crime with a twist, this one’s for you.

Oh—and yes, as a lifelong collector, I have thoughts. So. Many. Thoughts.

If you ever want to buy or sell a property anywhere in the world, our team would be honored to help get you to your next destination.

Until next time, stay curious, stay hungry, and as always… stay ALL IN!
