Miami’s single-family home market just gave us a fresh 90-day reality check — and it’s not the same story in every neighborhood.
Some areas are still commanding jaw-dropping prices per square foot, while others are seeing sales slow, inventory pile up, and sellers making adjustments. I’ll break down the biggest standouts: where average prices are up, where they’ve taken a hit, and the neighborhoods that might just be the quiet opportunities no one’s talking about.
We’ll dig into Pinecrest’s price trends, Coral Gables’ inventory shifts, Palmetto Bay’s sales numbers, and more — all using the latest Miami Association of Realtors data. Whether you’re buying, selling, or just watching from the sidelines, this snapshot could tell you a lot about where the market’s headed for the rest of 2025.
If you ever want to buy or sell a property anywhere in the world, our team would be honored to help get you to your next destination.

Foreign buyers are making moves again — and not just a little. From April 2024 to March 2025, international clients snapped up $56 billion worth of U.S. homes — that’s a 33% jump from last year. Even more interesting? This is the first time foreign buyer activity has increased since 2017.
In this episode, I break down:
Who’s buying: China takes the top spot at 15% of all foreign buyers ($13.7B), followed by Canada, Mexico, India, and the U.K.
Where they’re buying: Florida is still the undisputed champ, pulling in 21% of all foreign buyers, with California, Texas, New York, and Arizona rounding out the top five.
How they’re paying: Nearly half of all foreign buyers paid cash, but if they were buying from abroad, that jumped to 56%.
Why they’re buying: 47% are using these properties as vacation homes, rentals, or both — much higher than the 16% we see in the broader U.S. market.
The price point: The median foreign buyer home price was $494,400, well above the national median of $408,500 — and a big reason is their focus on urban and resort areas.
We’ll talk about what these numbers mean for local markets (especially here in Miami), what’s driving the comeback, and how smart agents and sellers can capitalize on this surge of international demand.
If you ever want to buy or sell a property anywhere in the world, our team would be honored to help get you to your next destination.

This isn’t a Hollywood script—it’s Miami real life.
In today’s episode, we dive into the jaw-dropping story of Marcos Thomas Perez, the former Miami Heat employee accused of stealing more than 400 pieces of priceless NBA memorabilia.

From jerseys worn by legends like LeBron James to autographed gear meant for a team museum, Perez reportedly treated the Heat’s secured equipment room like a personal treasure chest.

Over $2 million in stolen goods. Hundreds of rare jerseys. One epic fall from grace.

We break down the timeline, the FBI sting, how items were moved across state lines, and why one LeBron jersey sold for way less than it should’ve.

If you love sports, collectibles, Miami drama, or just true-crime with a twist, this one’s for you.

Oh—and yes, as a lifelong collector, I have thoughts. So. Many. Thoughts.

So… what is actually happening at Jungle Island?

After six delays and one cancelled meeting (classic Miami politics), the Miami City Commission finally voted to move forward with the redevelopment of Jungle Island—and wow, it’s a big one.

David Martin’s Terra and ESJ Capital Partners are acquiring 5.4 acres of prime Watson Island real estate in a deal valued at $135 million.

But here’s the twist: they’re not paying it all in cash. Think $10 million up front, a $37 million public park, annual city payments for 99 years, $20 million in benefits, and $22 million to pay off a federal HUD loan. And the prize?

They plan to build 600 luxury condos on that slice of paradise.

But it’s not just about the money. This episode breaks down the politics, the numbers, the voter-approved amendments, and why this development could reshape Watson Island—and Miami itself.

If you like real estate drama, financial chess games, and a peek behind the luxury curtain… this one’s for you.
If you ever want to buy or sell a property anywhere in the world, our team would be honored to help get you to your next destination.

You know Jelly Roll—magnetic performer, country‑rap legend, and all‑around storyteller. But did you know he once weighed over 540 pounds?

By April 2025, after losing nearly 200 pounds, he hit 357 and set his sights even lower—under 250.

This isn’t just a diet story. It’s mental warfare, emotional breakthroughs, and proof that self‑compassion can be life-changing.

In this episode, I unpack:

How he ditched emotional eating, sugar, and fast food for protein, veggies, and better habits
Why walking, boxing, basketball, sauna, and cold plunges became part of his new identity
The real role of therapy, meditation, and mindset shifts (food addiction isn’t just about calories)
What his tour‑chef Ian Larios taught us: comfort food can be reimagined… without regret
How fans are calling Jelly Roll inspiring more health transformations than ever

This journey is raw, inspiring, and deeply human. For anyone who’s ever battled weight, mental blocks, or just wanted to reclaim themselves—it’s powerful real talk.
