Today we’re pulling back the curtain on Golden Beach—one of the rare places in America where you can step off your back patio onto your own private sand. We’ll walk through five parts: a “perfect day” (tennis at the residents’ courts → pistachio pancakes at Mozart Café → Aventura Mall nostalgia → home to the chef’s kitchen x3), the pros and cons, the true cost of living, what’s next for the enclave, and finally my 10-factor rating so you know if Golden Beach is your move—or just a mansion-core fantasy.
The price reality check:
Entry: ~$3.15M (ex: 371 Golden Beach Dr; ~1,975 sf; not oceanfront—cozy, renovated-ish, and very much “starter” for this market).
Showstopper: Listed ~$49M (ex: 387 Ocean Blvd; nearly an acre, ~150 ft of private beach; auction guidance in the $22–$32M range after ~341 days on market; taxes previously around $470K/yr and would reassess).
Middle lane: ~$13.995M (ex: 220 South Island Dr; ~6,642 sf on ~14,025 sf lot; bay/canal living, not oceanfront).
Pros: unmatched prestige & privacy, true oceanfront single-family living with sand in your backyard, tight supply and global demand that supports long-term value.Cons: no commercial core inside Golden Beach (you’ll be hopping to Sunny Isles/Aventura), insurance and taxes that make your eyes water, hurricane exposure, and a lifestyle that’s more quiet compound than community block party.
Amit’s Ratings (10 categories):Daily Life & Vibe 3 • Location & Prestige 10 • Waterfront & Views 10 • Amenities & Lifestyle 6 • Privacy & Security 8 • Architecture/Design 9 • Community Engagement 3 • Cost of Living/RE 1 • Green Space/Outdoors 8 • Climate Resilience 4 → Total: 62/100. Translation: If you’re ultra-wealthy and crave privacy + sand at your door, Golden Beach is elite. If you want walkable coffee, buzzy restaurants, and neighborhood camaraderie—you’ll be driving out for that.

Thinking about moving to Downtown Miami? Here’s the real talk you won’t get on a glossy brochure. We break it into five parts: a perfect day (PAMM → lunch at Verde → Bayfront Park → second lunch at MOTEK because of course), the pros and cons, what it really costs, where it’s headed, and my Amit Rating across ten factors.
The vibe: off-the-charts urban energy, packed with HENRYs (high earners, not rich yet), finance/tech folks, entrepreneurs, and digital nomads. Tons of new construction, tons to do, tons of people. Think New York—but without the steroids.
Pros: skyline + bay views at (relatively) accessible prices, serious walkability, endless restaurants/bars/experiences, and you can genuinely live car-light if you work and play downtown.
Cons: flooding during storms (drains fast, still messy), traffic/parking that will test your patience, HOA fees that punch above their weight, and density that can mean more petty theft and less privacy outside your building.
Costs snapshot from the MLS pulls in my video:
Entry point: ~$225K micro-studio (≈380 sf) with a surprising water view… and ~$1,160/mo HOA.
“Are you kidding me?” top: $59M at Aston Martin Residences (≈19,868 sf), ~$38K/mo HOA.
Middle of the road example: ~$730K 2/2 at Met 1 (≈1,005 sf), HOA around $1,550/mo.You’re paying for lifestyle, location, and views—just know the fees are very real.
What’s next: Miami Worldcenter continues to reshape the core; Brightline connectivity (already Orlando, targeting Tampa) keeps nudging a car-optional lifestyle; more plazas/greenways and luxury/tech/finance momentum point to crowds + prices trending up.
Amit Rating (10 categories):
Daily Life & Vibe 5/10 (vibe is a 10, daily logistics pull it down)
Location & Prestige 7/10
Waterfront & Views 9/10
Amenities & Lifestyle 10/10
Privacy & Security 5/10
Architecture/Design 8/10
Community Engagement 4/10
Cost of Living/Real Estate 4/10
Green Space/Outdoors 6/10
Climate Resilience 5/10Total: 63/100. Translation: incredible energy and views if you live your life here… but the traffic, flooding moments, and HOAs are not for everyone.

A full, unused ticket is usually that rare treasure in the world of memorabilia. But what if I told you that for iconic events like Woodstock, the Miracle on Ice, and a legendary Beatles concert, full tickets might actually outnumber the stubs?
In this episode, we flip the script on collecting logic. We unpack rare moments when an unused ticket is less elusive—and often more abundant—than the ripped-off stub. Why? From Woodstock’s hidden stash of 150,000 unused tickets to leftover scans from the Miracle on Ice and Beatles shows at Suffolk Downs, these are stories that collectors dream of—but few expect.
Whether you’re deep in the sports niche or have your heart in music memorabilia, this episode reveals the quirks behind preservation, rarity, and value in ticket collecting.

This week’s crypto update is… huge. We’re talking about a brand-new all-time high for the entire market cap, Ethereum leading the charge like it just had three shots of espresso, and—oh yeah—public companies are now holding ETH in their treasuries.
And it doesn’t stop there. A fresh executive order might soon let you add crypto to your 401(k) (imagine explaining that to your parents), and down in Bolivia, crypto is literally replacing cash as inflation runs wild. Add in some wild lending protocol stats and a Bitcoin acquisition milestone, and you’ve got one seriously game-changing week for the blockchain world.
Whether you’re a day trader, a long-term HODLer, or someone who still says “bit-coin” with a pause in the middle, this episode will get you caught up on why crypto is rewriting the rules of finance in 2025.

The 2025 National Sports Collectors Convention is in the books—and it was a record-breaker. In this episode, we’re diving into everything from the highs (packed crowds, smooth logistics, actual working Wi-Fi!) to the lows (dealer space drama and the birth of the rival Soo Expo for soccer collectors).
We’ll talk about how Fanatics Fest and The National can both thrive, what the decision to host the 2028 convention in Detroit means for the hobby, and whether expanding into other trading card games like Pokémon could be the next big growth move.
Whether you’re a vintage baseball purist, a modern basketball chaser, or deep in the Pokémon rabbit hole, this recap has something for you.

Miami’s traffic has been a headache for decades — and I-395 has been the epicenter of that migraine. But now, the city is betting $840 million that a visually iconic, engineering-marvel bridge can change everything.

In this episode, we explore the "Connecting Miami" project and its crown jewel: the Signature Bridge — a multi-arched structure designed to do far more than just move cars.

We’ll look at the history of congestion along Biscayne Boulevard, the complex engineering that’s turning vision into reality, and the public space being created beneath the elevated highway that could redefine Miami’s urban life.

We’ll break down how the project is being funded, the challenges the builders are facing, and why this bridge could become as much a symbol of Miami as palm trees and pastel Art Deco hotels.

Whether you see it as a transportation game-changer or a high-priced gamble, this is the inside story of the structure set to transform Miami’s identity, skyline, and traffic flow for decades to come.

This weekend’s Goldin July Elite auction wasn’t just another sale—it was a sports memorabilia fireworks show. We’re talking a $408,700 LeBron James patch autograph, Caitlin Clark’s latest six-figure rookie card, and a Jordan-Kobe dual autograph that made serious waves.
From Ichiro’s rookie card jumping 2,710% in nine years, to Shohei Ohtani’s game-used patch selling the same night he hit his 40th homer, and Tom Brady’s gold Prizm heating up the bidding wars—this was a collector’s dream. And yes, vintage legends like Mickey Mantle and Babe Ruth still proved they’re eternal blue chips, even if no records were broken.
In this episode, we’ll break down the biggest sales, the stories behind them, and what they say about the ever-changing sports card market. Whether you’re an investor, a lifelong collector, or just here for the jaw-dropping numbers, this one’s for you.

Ever been in a dim restaurant, trying to read the menu like it’s written in hieroglyphics, wishing you had your reading glasses — only to realize they’re at home… again? Yeah, presbyopia’s a universal middle-aged rite of passage.
But by late 2025, we may be living in a world where a tiny drop of liquid can give you ten hours of crystal-clear near vision — no glasses, no surgery, no awkward arm stretches.
In this episode, we break down the FDA-approved VIZZ, the first aceclidine-based eye drop for presbyopia, and how it works using the “pinhole effect” to restore your focus. We’ll talk about the science, the clinical trials, the pros and cons, and what this could mean for your everyday life — from reading a recipe without squinting to finally threading a needle without muttering under your breath.
It’s not science fiction. It’s science with a prescription pad. And it could change the way we think about aging eyes forever.
