What’s the one food you just can’t stand? Well, turns out you’re not alone. YouGov asked thousands of Americans to spill the beans (literally) on their most hated foods, and the results are hilarious, a little shocking, and kind of revealing about who we are as a country.
Here’s what I break down in this episode:
The foods that topped the hate list (hint: salty little fish didn’t stand a chance).
Why liver might just be the ultimate generational food feud.
The surprising age and gender divides — from young people who despise mayonnaise to older Americans who can’t handle sushi.
How even hated foods like kale and tofu still have die-hard fans.
What this all says about culture, community, and maybe even… real estate (yep, I found a way to tie it back).
If nothing else, this episode will make you laugh, cringe, and possibly rethink your fridge staples.
If you ever want to buy or sell a property anywhere in the world, our team would be honored to help get you to your next destination.

If you thought college tuition was the big financial mountain in parenting—surprise—it’s daycare that hits you first.
The Wall Street Journal crunched the numbers, and the median cost of sending one child to daycare for five years is a jaw-dropping $44,000. But depending on where you live, that bill could balloon to nearly $147,000 in Arlington, Virginia, or be “only” $24,000 in Wayne County, Kentucky.
In this episode, we dive into:
Why real estate costs and worker pay drive such massive differences in daycare prices.
The economic ripple effect when parents can’t afford child care.
The trade-offs families are making—whether it’s one parent staying home, grandparents stepping in, or cutting back on everything else.
Why child care isn’t just a personal issue—it’s a national crisis that keeps the economy running (or limping).
Whether you’re a parent, a policymaker, or just someone trying to understand why your friends with toddlers look permanently exhausted, this one will hit close to home.

Okay, buckle up — today’s episode is a double feature that’s as wild as it sounds.
First, we’re heading to outer space (without Elon’s rocket). Harvard scientists are buzzing about a mysterious celestial object zooming through our solar system. Its unusual size, odd acceleration, and sneaky trajectory have some wondering: is this just another rock… or an alien spacecraft on a reconnaissance mission? Are we about to be probed, or is it just cosmic clickbait?
Then we slam back to Earth — Windsor, to be exact — where Prince William and Kate Middleton are on the move again. After settling into Adelaide Cottage, they’re reportedly shifting to a new royal residence, Forest Lodge, to better fit their family’s changing needs. Between health challenges and royal duties, the timing is raising eyebrows (and probably stressing out the royal movers).
So, what do aliens and aristocrats have in common? They both make us look up — one to the stars, and one to the tabloids.
If you ever want to buy or sell a property anywhere in the world, our team would be honored to help get you to your next destination.
Until next time, stay curious, stay hungry, and as always… stay ALL IN!

For years, the 4 GB iPhone was mostly forgotten, sitting in drawers or being sold secondhand for peanuts. People didn’t see value in it because newer, shinier iPhones were released every year.
Then came the collector boom.
Fast-forward to the 2020s, and suddenly vintage Apple gear became hot. iPods, early Macs, Newtons — people wanted them all. And nothing screamed status like a factory-sealed, first-generation iPhone.
Auction results lit up headlines:
July 2023: A sealed 4 GB iPhone sold for $190,373.
October 2023: Another hit $133,435.
July 2024: Even the more common 8 GB sealed version pulled over $60,000.
2025: A sealed, graded 4 GB model returned to the auction block, opening at $10k and soaring past $20k within days — with experts predicting another six-figure hammer.
What started as a dud is now a blue-chip collectible.

Topgolf looked like the future of fun—huge crowds, glowing targets, and a $2 billion bet from Callaway Golf. But the truth? Behind the buzz, the business has been quietly struggling.
In this episode, I break down how Topgolf went from an entertainment powerhouse to a financial headache: the enormous cost to build, post-pandemic spending shifts, inflation, rising debt, and cheaper competitors all playing a role. Even with venues packed, Callaway is now stepping back—and that tells you everything you need to know.
If you’ve ever swung a club at Topgolf or wondered how a business can look busy but still bleed cash, this one’s for you.

Miami Worldcenter isn’t just another development—it’s one of the largest private real estate projects in the United States, spanning 27 acres right in the heart of Downtown Miami. What started as a bold vision by Art Falconee and his partners—who quietly acquired over 140 parcels of land—has turned into a billion-dollar bet on Miami’s future.
With more than 10,000 new residential units, high-end retail, and walkable public spaces, the project is being hailed as a “city within a city.” But behind the glossy renderings lies a bigger question: is Miami Worldcenter truly solving the city’s housing needs, or is it another playground for the ultra-wealthy?
In this episode, I break down:
How Miami Worldcenter came to life—and why it almost didn’t.
The scale of its luxury units and retail boom.
The debate over affordability vs. exclusivity.
What this mega project means for Miami’s future growth and identity.
This isn’t just about real estate. It’s about what kind of city Miami wants to become—and who gets to live in the new urban core.

This isn’t your typical sports lawsuit. Jon Gruden’s legal battle against the NFL has gone from private arbitration to a public showdown, and the stakes couldn’t be higher. After the Nevada Supreme Court ruled in his favor, Gruden is heading toward a civil trial that could force the NFL to open its books—and its secrets.
This case goes beyond leaked emails. It’s about power, transparency, and whether the commissioner should really get to play judge and jury in disputes involving the league. If Gruden succeeds, it could rewrite the rules of how professional sports leagues operate and protect others from what happened to him.
We break down what’s at stake, why the NFL is on edge, and how this one man’s fight could ripple across the sports world.

Today we’re pulling back the curtain on Golden Beach—one of the rare places in America where you can step off your back patio onto your own private sand. We’ll walk through five parts: a “perfect day” (tennis at the residents’ courts → pistachio pancakes at Mozart Café → Aventura Mall nostalgia → home to the chef’s kitchen x3), the pros and cons, the true cost of living, what’s next for the enclave, and finally my 10-factor rating so you know if Golden Beach is your move—or just a mansion-core fantasy.
The price reality check:
Entry: ~$3.15M (ex: 371 Golden Beach Dr; ~1,975 sf; not oceanfront—cozy, renovated-ish, and very much “starter” for this market).
Showstopper: Listed ~$49M (ex: 387 Ocean Blvd; nearly an acre, ~150 ft of private beach; auction guidance in the $22–$32M range after ~341 days on market; taxes previously around $470K/yr and would reassess).
Middle lane: ~$13.995M (ex: 220 South Island Dr; ~6,642 sf on ~14,025 sf lot; bay/canal living, not oceanfront).
Pros: unmatched prestige & privacy, true oceanfront single-family living with sand in your backyard, tight supply and global demand that supports long-term value.Cons: no commercial core inside Golden Beach (you’ll be hopping to Sunny Isles/Aventura), insurance and taxes that make your eyes water, hurricane exposure, and a lifestyle that’s more quiet compound than community block party.
Amit’s Ratings (10 categories):Daily Life & Vibe 3 • Location & Prestige 10 • Waterfront & Views 10 • Amenities & Lifestyle 6 • Privacy & Security 8 • Architecture/Design 9 • Community Engagement 3 • Cost of Living/RE 1 • Green Space/Outdoors 8 • Climate Resilience 4 → Total: 62/100. Translation: If you’re ultra-wealthy and crave privacy + sand at your door, Golden Beach is elite. If you want walkable coffee, buzzy restaurants, and neighborhood camaraderie—you’ll be driving out for that.

Thinking about moving to Downtown Miami? Here’s the real talk you won’t get on a glossy brochure. We break it into five parts: a perfect day (PAMM → lunch at Verde → Bayfront Park → second lunch at MOTEK because of course), the pros and cons, what it really costs, where it’s headed, and my Amit Rating across ten factors.
The vibe: off-the-charts urban energy, packed with HENRYs (high earners, not rich yet), finance/tech folks, entrepreneurs, and digital nomads. Tons of new construction, tons to do, tons of people. Think New York—but without the steroids.
Pros: skyline + bay views at (relatively) accessible prices, serious walkability, endless restaurants/bars/experiences, and you can genuinely live car-light if you work and play downtown.
Cons: flooding during storms (drains fast, still messy), traffic/parking that will test your patience, HOA fees that punch above their weight, and density that can mean more petty theft and less privacy outside your building.
Costs snapshot from the MLS pulls in my video:
Entry point: ~$225K micro-studio (≈380 sf) with a surprising water view… and ~$1,160/mo HOA.
“Are you kidding me?” top: $59M at Aston Martin Residences (≈19,868 sf), ~$38K/mo HOA.
Middle of the road example: ~$730K 2/2 at Met 1 (≈1,005 sf), HOA around $1,550/mo.You’re paying for lifestyle, location, and views—just know the fees are very real.
What’s next: Miami Worldcenter continues to reshape the core; Brightline connectivity (already Orlando, targeting Tampa) keeps nudging a car-optional lifestyle; more plazas/greenways and luxury/tech/finance momentum point to crowds + prices trending up.
Amit Rating (10 categories):
Daily Life & Vibe 5/10 (vibe is a 10, daily logistics pull it down)
Location & Prestige 7/10
Waterfront & Views 9/10
Amenities & Lifestyle 10/10
Privacy & Security 5/10
Architecture/Design 8/10
Community Engagement 4/10
Cost of Living/Real Estate 4/10
Green Space/Outdoors 6/10
Climate Resilience 5/10Total: 63/100. Translation: incredible energy and views if you live your life here… but the traffic, flooding moments, and HOAs are not for everyone.
