So many websites give you a valuation for your home - Zillow, Redfin, Realtor.com, Trulia, etc. So, which one should you use to price your home? Are these sites worth visiting and learning from? Or should you never see them because they will only hurt you?
That is answered and are given a real-world example from the South Florida market. Five different values for one home that is on the market and let you know at the end of the video which one is most accurate, and what you should do to price your home most accurately. Zillow is the number one visited real estate website in the world. According to some online websites, Zillow has 234 million unique visitors per month in 2021. Since I'm not an expert in that field, I can't verify the stats, but they sound right. Consumers have long adored Zillow because of its website, mobile app, and long LOVED Zestimate. Over the years, Zillow's business model has changed quite a bit. Their algorithm for their Zestimate, if I'm not mistaken, has changed quite a bit as well. 🤦🏽‍♂️ Don't do it! I definitely wouldn't, AND I've been doing this for over eighteen years. So what shouldn't you do? #homesellingtips Don't pay a real estate commission if all your agent is doing are professional photos, a drone video, and some social media stuff.
Don't let them convince you that they have a Global Network! If they do, ask them to show you the buyers that bought those homes from all over the world and what marketing piece they used. There's a 99% chance they don't have anything or are lying. Anyone can do that! Even a fifth grader.
You definitely should hire a real estate agent if they can do a lot more. So what should they do? They should have a MUCH better way. In our team's opinion and our clients' opinions, we feel this video shares the absolute best way to sell your home for the most money in the perfect timeframe for you. This is our secret sauce for success.

So, you're thinking about buying a luxury home or condo in Miami? You're probably moving from California, the Northeast, or Chicago. Or are you already living in Miami but have never bought a luxury condo or single-family home in Miami? So, what exactly is considered a luxury home in Miami?
Well, it depends on who you ask. For most people in the country, whether an agent or person off the street, the most common answer is $1,000,000. Some say that the top ten percent of the most expensive homes sold are the definition of luxury homes in a market. It doesn't matter. For the sake of this podcast, my definition of a luxury home or condo in Miami is $1,500,000. It has gone up quite a bit since I created this content. Probably closer to $3,000,000 now.
A few years ago, pre-COVID, it seemed to be closer to $1,000,000. But prices have increased dramatically in ALL areas of Miami and surrounding areas. Buying a luxury home in Miami is much different than buying one in other parts of the country. In this video, I share five things that you MUST know before purchasing a luxury home in Miami. The podcast is long, but I highly recommend that you watch it. My insurance example has increased to about double the $12,000 mentioned in the podcast. Here are the nine worst things about moving to Miami. 
Although I am totally in LOVE with living in Miami for the last forty-plus years, I am honest about some of the "Magic City's" shortcomings. 
I think it's important to set up your expectations properly if you intend to move here. 
Although all of these things added up together may sound dreadful, there is no other place in the world I would rather live than Miami. 
It's hard to explain why, but it is easy to understand why Miami is most people's choice for their final destination for those that live here.
So how did I create this list? 
Besides spending a lot of time thinking about the things that annoyed me about living in South Florida, I also used some of my social media audience of roughly 84,000 people to see if I was the only one to think the way I was thinking. 
My thoughts were confirmed by all the responses that I received.
